The house rules are an integral part of the tenancy agreement. A good living together in the house is only possible with mutual consideration. The house rules contain rules of conduct for living which serve to create a living atmosphere conducive to study.
All rooms are furnished and handed over in good condition.
Every tenant is obliged to treat the rented object with care, to use it only for the intended purpose and to protect it from loss, damage or contamination.
1. Keys:
The Apartment-keys handed over must be stored carefully. Loss of keys and lock defects must be reported immediately to SRTI. Unauthorised reproduction of keys, installation, modification and removal as well as the destruction of locks are prohibited. House keys may not be passed on to strangers. The apartment doors are to be kept closed from 22:00 to 7:00 o’clock.
2. Furnitures:
The furniture is sensitive to water and heat, so it should not be exposed to these influences and should be treated with care. Bed linen and towels must be changed and washed regularly. Furnishings may not be removed from the rented rooms without the consent of the landlord.
3. Cleaning:
Twice a month the apartment will be cleaned by SRTI staff, including windows and staircase. In the meantime, the tenants are responsible for keeping their own rooms clean. Common items and appliances such as stoves, ovens, microwaves and washing machines must be cleaned immediately after use.
If during the cleaning by our employee(s) considerable impurities are found which exceed the natural amount of work and time, the necessary working time will be charged to the tenant(s).
4. Kitchen use:
The kitchen is available for everyone at any time and after internal arrangement within the WG. Nocturnal disturbances or cooking actions are to be avoided with consideration of the other WG residents. After cooking, the stove and work surfaces must be left clean, dirty cooking utensils, crockery and cutlery must be cleaned and cleared away, and the cooled food leftovers must be placed in the refrigerator. The personal refrigerator compartments are also kept clean by the individual residents and moldy food must be disposed of. Cooking in rooms, with microwave or kettles is not allowed. Crockery and other kitchen utensils may not be kept in the rooms or removed from the apartment.
Deposit bottles must not be kept in the apartment, balcony, staircase or cellar, but must be returned regularly to the deposit return point in the supermarket.
5. Bathroom/WC:
Please ensure that the toilets are left clean after use and that the toilet, bathtub and washbasin drains are not blocked. The tiles must be wiped dry after bathing because of the lime content in the water.
Only toilet paper may be used in the toilets!!
Tampons, bandages, cotton wool, cotton swabs, cosmetic sponges may only be disposed of in the designated cosmetic buckets.
6. Ventilate:
Adequate regular ventilation of the individual rooms is very important. The tenants therefore undertake to ventilate their rooms sufficiently (3 times a day for 3 minutes). If ventilation is inadequate, moisture will build up and mold will form on the walls. Mold formation damages the structure of the building and is also bad for health.
7. Laundry:
The washing machine is used after internal arrangement and the laundry is hung up in the cellar for drying. Wet laundry must not be dried in the apartment.
8. Waste:
The personal waste in the room, as well as hazardous waste is disposed of by everyone themselves. The tenants commit themselves expressly to carry out a garbage separation in the context of the existing offers. (Plastic waste and cans in the yellow bins, wastepaper waste in the blue bins, organic waste in the green bins and everything else in the grey residual waste bins). The additional costs will be increased and invoiced in case of non-compliance.
9. Heating/water/electric energy:
Every tenant is obliged to use water, electricity and heating sparingly in the house. In the winter half- year, the window must be closed when leaving the room. Lights and electrical appliances must be switched off. The heating must be switched off when the window is open. A permanent ventilation during the heating period is not allowed and if someone is absent the whole day, he is obliged to reduce the heating to a minimum. Additional costs will be increased and charged in case of non- compliance.
10. Electricity:
You will get 4500 kwh power supply per month. Each additional power consumption will be charged at 0.31 cent/kwh. Therefore, you should be careful with the energy consumption.
11. Guests:
The rooms are for one person only. Accommodation for a second person in your room should be an exception. Guests must, of course, comply with the WG house rules
12. Subleasing:
Subletting of the room is not permitted.
13. Smoking:
Smoking, possession, trade and consumption of drugs and addictive substances of any kind within the apartment is not permitted.
Repair costs of susceptible smoke damage caused by Contraventions will be charged to the tenant in full. Infringements constitute grounds for termination.
14. Pets:
The keeping of pets and presence of pets as holiday care are prohibited.
15. Night’s sleep:
Loud music and television noises/laptop noises are to be avoided out of consideration for the other flatmates and neighbours and are forbidden during the night’s rest from 22.00 to 06.00 hours.
16. Fire protection instructions:
Open fires are prohibited in the entire building.
All electrical appliances must be switched off after use.
(Emergency exits, escape doors or windows and escape routes may only be used in an emergency and must always be kept clear).
For safety reasons, smoking is not permitted in the entire building (including in the community areas and the common areas and shared rooms) are absolutely forbidden.
17. Repairs:
Necessary repairs and defects must be reported to SRTI immediately. Own repairs are not allowed. If a key is lost, a report must be made by telephone. Our technician generally comes every Saturday to carry out repairs in your apartment or room. Please be present or leave your room door open if you need equipment repaired.
18. Changes:
The installation of external antennas and satellite systems is not permitted.
Structural and technical changes as well as interventions in safety and security systems are not permitted. Utilities (e.g. locking systems, gas, water and sanitary facilities, electrical network) are not permitted.
All electrical equipment used by the occupants must bear the CE conformity mark of the EC.
The installation and operation of hotplates, washing machines, spin dryers, electric tumble dryers, refrigerators and electrical heat sources of any kind are prohibited. Exceptions require the express written permission of the lessor.
19. Rent:
In the event of multiple late payment of the rent or a delay in payment of more than 14 days, the management has an extraordinary right of termination without notice. The reminder fees amount to €15 after 10 days and €30 after 20 days without receipt of payment.
20. Excerpt:
The landlord reserves the right to have the garbage, rubbish and furniture left behind when moving out disposed of for a fee. The costs will be deducted from the rental deposit. You must move out by 11am. Please leave the room clean. Also, please put the key and (remote control) on the table in your room, take a picture and send it to us.
Violations of the house rules and domestic peace can lead to warnings and to the termination of the tenancy without notice.
