Yes! The contract contains all the important details of the rental conditions. The rental contract is signed by both parties.
According to the rental agreement, the arrival and departure day is fixed, so you can move in on the day of the rental start between 4 pm and 6 pm. We will gladly try to make an earlier check-in possible if necessary. We need on your arrival day, if possible, an exact arrival time, at which then a SRTI employee will be waiting for you in front of the entrance of the house. From our employee you will be guided to the apartment and briefed there. However, if you book spontaneously and want to move in on the same day, we need some time to prepare the apartment and we will inform you as soon as possible the time of the key handover.
The minimum rental period at Uncle Tom is one week.
The rent already includes these utilities, including free internet use.

Unfortunately, the building does not have an elevator. In the bathroom there is a shower in the bathtub, so you have to climb into the bathtub to shower. The bathroom is therefore also not barrier-free. Please discuss your needs by email, WhatsApp or phone, we will discuss together whether we can meet your individual needs.
Permission must be obtained before arrival. The animals must be housebroken and inconspicuous. If arriving with a pet, an additional fee will be charged as additional cleaning will be required. Any damage to furniture caused by the animals will be deducted from the deposit.
You are welcome to be visited in your room if you abide by the room rules and room volume. Partying is allowed in the room as well as in the apartment. Overnight guests are not allowed in the rooms with one bed.
The building where the Uncle Tom rooms are located is about 3 km from the city center.
Yes, provided that the washing machine is free. Please note that you take their laundry out of the machine immediately after completion of the wash cycle, so that the machine is free again for other guests.
The rules at Uncle Tom are consideration and understanding at the normal human level. (Limit TV / music / conversations to room volume)..

Ventilate your apartments, but do not keep the doors and windows open for long periods in cold temperatures with the heating on.
Smoking is strictly prohibited in the apartment as well as in the room. If your room has a balcony, you may of course smoke there. However, while smoking, the balcony door must be closed so that the cigarette smoke does not enter the room.
A parking space that can be booked in addition is available.
The deposit and rent are due from the signing of the accommodation contract.
In case of non-payment of rent and deposit within 2 days after signing the contract, we reserve the right to cancel the accommodation contract. This will incur a processing fee in the amount of 30.00 €.
In case of non-payment after the beginning of the rental period, we reserve the right to cancel the accommodation contract. This will incur a cancellation fee in the amount of 100.00 €.
For long-term bookings (stay over several months), the rent is in each case two weeks before the start of the new rental month to transfer.
The amount of the deposit depends on the length of the rental period and differs according to the size of the Uncle Tom room. You can find information about the room in the table above.
The deposit serves as rental security and as collateral for our inventory as well as furniture and will be refunded in full upon successful room/key handover.

If you meet the requirements you can
– On weekdays until 6 p.m. you can check in independently with a key code that you will receive from us, the keys will be on the table.
– On weekdays after 6 p.m., on weekends and holidays you must collect the keys from the office at the key box with a code.
– In case of emergency, the keys can be handed over in person by appointment.
In case of delay of payment of 5 days a reminder from SRTI GmbH will follow. In case of late payment of 10 days we reserve the right to charge a reminder fee of 30€. In case of a delay of payment of 15 days, a reminder from SRTI GmbH will follow. In case of a delay of payment of 20 days we reserve the right to charge a reminder fee in the amount of 45€. If the amount is not paid when due, you will be notified by SRTI GmbH. If no payment is made, SRTI GmbH has the right to terminate the contract.
In case of long-term stay/extension, if the rent has not been handed over/transferred before the beginning of the new starting month/extended week, the contract will automatically end on the last day of the already paid day.
This is possible at any time, provided that the apartment has not been rented to someone else. Therefore it is important to let us know in time.
The WLAN – password is deposited in each room of Uncle Tom, the SRTI employee will show you the place on arrival / key delivery.
Before arrival and on the day of departure. For longer stays, usually once a week. We will arrange an appointment with them beforehand.
At the beginning of the rental, our employee will give you our office and mobile number.
For this case, SRTI has provided intranet access data for customers, with which you can simply log into our customer portal via your cell phone. When using the discount, they can use it to identify themselves and show it to our partner’s staff. The staff will then confirm it or grant the benefit.
When using the heating, please note that when you heat, the windows are closed.
As a rule, quiet hours apply from 10 pm – 6 am. This means that you should give a little consideration to your fellow occupants and reduce the noise level.
If you lose a key, please contact us so that you can get a new key. Please note that there is a fee of 100 euros for the creation of a new key, etc.
The stairwell should be cleared, it is an escape route in case of emergency.
Of course! Waste separation is also part of the house rules. You can find more information about garbage separation on the ASP website.
The garbage, when full, should be taken independently to the large garbage containers next to the buildings.
Not following the house rules is grounds for termination.
Uncle Tom’s room must be vacated by 11 am on the day of departure. The key and room handover will be arranged individually with each guest. If the departure time should be e.g. in the morning at 6 o’clock, the handover takes place in the evening before. You will leave the keys in the apartment the next morning.
If you move out before the departure date specified in the rental agreement, there will be no prorated refund.
The room can be canceled at any time. We generally charge a one-time processing fee of 100 euros.
Reimbursement is staggered based on the date the rental is scheduled to begin.
Cancellations, with more than 30 days time, before the scheduled rental start date, will not be charged except for the processing fee.
From 29 to 7 days prior to arrival, fees of 50% of the tour price will apply.
Cancellations, with less than up to 7 days prior to the start of the rental period, will be subject to a cancellation fee of 75% of the set rental price.
