SRTI GmbH is a constantly growing real estate company. It has launched various projects in addition to the diverse all-round care packages. One of these projects is „Hotel Mama“ for students from all over the world.
With every new purchase of real estate, the question arises as to how this property could best be rented out. After some considerations and market analyses, the idea came up to combine the own all-round carefree packages with the newly acquired real estate and to create something new out of a time-honored student flat-sharing community, as everyone knows it: A shared apartment with the comforts of home.
This idea is obvious, because every year students from Germany and abroad come to Paderborn. For them to travel light and for their parents to sleep in peace, SRTI conceived the project „Hotel Mama„. The shared rooms in „Hotel Mama“ are equipped with everything, including furniture, pillows, comforter as well as the corresponding bed linen. All kitchens are fully equipped with cooking pots, dishes, cutlery, a microwave and a dishwasher. In the basement there is a washing machine for each apartment and all Hotel Mama apartments are cleaned twice a month by the cleaning staff. For repairs of all kinds, replacement of light bulbs, etc. we have a Hotel Mama technician who is responsible for all technical matters and does all the necessary repairs, as well as a Hotel Mama manager who provides assistance within a short time. Heating, electricity and internet are of course included. The students only need to move in. Upon request, they will be picked up from either the train station or the airport. If necessary, the students can always write to our office via WhatsApp, for example, if they have questions in official matters. Through our training concepts, each employee has been precisely specified and is able to provide competent answers according to SRTI standards. Thus, all students experience a uniform, friendly treatment and they receive competent information or help. Above all, SRTI offers short service channels from the very beginning. Hotel Mama – apartments and shared rooms are all similarly equipped and differ only in the size.
We have noticed that some people tried to copy „Hotel Mama„, but this is not easy and therefore they failed. SRTI employees are constantly working to equip our digital platform with the latest technical standards. So even students on the other side of the world are able to book free rooms easily. In any case, it is a fact that students move out after 1.5 years at the latest, or often postpone or even cancel move-in dates (experience during the Corona pandemic). This makes a lot of work and costs not only time, but also money and nerves. SRTI found a digital way to overcome these hurdles and to further professionalize the project.
In the meantime, we have cooperation partners who are technically linked to SRTI, so that the entry procedure proves to be a simple undertaking, at least for the students who choose „Hotel Mama“ in Paderborn. Therefore, they can do other things before entering Germany, true to our motto, „More time for the good life“.

At „Onkel Tom“ you live in a shared apartment like at „Hotel Mama„, however it is not meant for students, but for project workers and assemblers. The individual rooms are more exquisitely furnished than the rooms at „Hotel Mama„, but you can rent them for a shorter period of time, just like at „Tante Emma„. At „Tante Emma“ each apartment has its own kitchen and bathroom, at „Onkel Tom“ the kitchen and bathroom are shared if there are other guests. The cleaning service is similar to „Tante Emma„, once a week is thoroughly cleaned, bed linen as well as towels are changed.
Since the opening, all rooms were occupied, – until today no vacancy! Through our specially designed SRTI dashboard, we are able to handle a flood of bookings without any effort. Complications concerning renting and booking do not exist at SRTI. So far, we have been able to demonstrate our technical maneuverability. This development now enables SRTI to bring partners on board so that we can be at the forefront.
